PROJECT SUMMARY: The Ketchum Planning & Zoning Commission will conduct a public hearing to review the Variance application for the property located at 233 Parkway Drive. The application requests approval to demolish the existing nonconforming single vehicle garage attached to the residence and increase the degree of nonconformity by constructing a two vehicle garage that further encroaches into the minimum required front setback area. The proposed encroachment is a roughly 24-foot span of the building that extends into the minimum required 15-foot front setback by 10 feet 2 inches at the north end and 3 feet 8 inches at the south end.
